This is a wonderful example of what can be achieved with creativity when restrictions are placed on an architect.

From the start, we were working within the constraints of a Complying Development Certificate (CDC) as well as a limited budget.

Our brief was to create a generously appointed, beautifully designed extended family home for the cost of a project home.

Simplicity was key.

 

Rational, Simple and Minimal

We kept the plan of the building rational: Walls and wet areas were aligned on both floors.

The form of the building was designed to be as efficient as possible.  With a skillion roof (a single surface roof that falls in just one direction with a noticeable pitch) and just one gutter at the end of the run, we removed all complexity – without sacrificing headspace inside.

We kept the building and décor materials to a minimum, reusing where possible.  Windows were kept simple albeit large to create a feeling of space, light and interest.  Walls were painted either white or black.

 

Fast, Affordable and Environmental

The benefits to a design of this simplicity were many.  Not only was the house designed, built and sold within just one year, on time and to budget – it achieved excellent environmental benefits, too.

Due to its simple form and rational design, cutting was extremely efficient, resulting in minimal waste of materials.

Additionally, from an energy and wellbeing perspective, the large double-height space in the building allows for the sun to come deep inside the house.  This creates a thermal chimney, which draws in cool air below and expels heat above.  All the rooms were designed to benefit from natural light, which also reduced the need for mechanical ventilation.

There were social benefits for the 14 Chinese residents, too.

It was important to the family that they could enjoy multi-generational living within the property.  With that in mind, we designed each of the rooms with its own ensuite to create semi-autonomous living within the larger building.
